THE BLUFFBRIDAL COTTAGE
A brand new, thoughtfully designed cottage created for the bride and those closest to her throughout the wedding weekend. Spanning 2,283 square feet, the Bridal Cottage features two bedrooms, two full baths, two half baths, and a custom-built bunk room designed for bridesmaids or family members staying onsite.
Complete with covered porches, a private courtyard, and a full kitchen, the cottage offers generous space to gather, get ready, and enjoy the weekend in a setting that feels both relaxed and refined.
THE BLUFFGROOM’S COTTAGE
Designed as a private retreat for the groom and his closest friends and family, the Groom’s Cottage offers a modern space to enjoy the wedding weekend. Spanning 1,800 square feet, the cottage features two bedrooms, two full baths, a custom bunk room, a full wet bar area, and a private outdoor pool designed for gathering.
THE BLUFFPREP KITCHEN
Designed to support seamless execution behind the scenes, the 180-square-foot prep kitchen offers a fully equipped professional space for catering teams and vendors throughout the wedding weekend. Thoughtfully planned for both efficiency and flow, the kitchen allows service to unfold smoothly from cocktail hour through the final course, ensuring the guest experience remains uninterrupted from start to finish.
THE BLUFFRECEPTION TENT
The Bluff offers couples the option of hosting their reception beneath a beautiful 100 x 40 sailcloth tent designed to complement the natural beauty of the Lowcountry landscape. Elegant yet understated, the tent creates an open and airy atmosphere for dining and dancing beneath the oaks while comfortably accommodating large-scale celebrations of up to 400 guests.

Private use of the property for the entire weekend. No other weddings or events will be hosted during your stay.

Yes. Couples are welcome to incorporate additional lighting, including string lights, as part of their wedding design. Any supplemental lighting arrangements are the responsibility of the client and their vendor team.

No. Couples and planners are welcome to work with the vendors and creative partners of their choosing. We simply ask that all vendor information be shared with our team in advance.

Yes. The Bluff provides onsite venue staff throughout the event to assist with maintaining the property, overseeing restroom upkeep, managing trash service, and ensuring the grounds remain well cared for throughout the celebration.

No. Linens, tabletop rentals, flatware, glassware, and dishes are not provided by The Bluff at Tivioli and should be sourced through your rental or catering team.

The Bluff at Tivioli spans 21 acres along the marsh and Tivioli River, offering expansive grounds for ceremonies, receptions, and full wedding weekend gatherings.

To preserve the beauty, privacy, and experience of the property, The Bluff at Tivioli intentionally hosts a limited number of celebrations each year. We welcome only 15 weddings and events annually, allowing the grounds to remain thoughtfully maintained for every couple and guest who gathers here.

The property can accommodate celebrations of up to 400 guests. Events exceeding 250 guests are required to provide additional luxury portable restroom accommodations.

Couples are welcome to host their rehearsal dinner onsite at The Bluff at Tivioli. Because additional staffing and cleaning are required, rehearsal dinners are available for an additional fee beyond the venue rental. We appreciate your understanding as we thoughtfully maintain the property for each celebration.

Yes. To ensure the wedding weekend unfolds seamlessly, we require couples to work with either a full-service wedding planner or at minimum a day-of coordinator. While our team oversees the property itself, we do not provide wedding planning or coordination services onsite.

Yes. The 100 x 40 sailcloth reception tent is included as part of the venue rental at The Bluff at Tivioli. Couples who prefer a larger tent, clear-top tent, or alternate tenting style are welcome to coordinate a separate rental through the vendor of their choice.

With only 15 weddings and events annually, the estate remains intentionally cared for and thoughtfully maintained for every couple and guest who gathers here. This approach allows our team to provide a more personalized experience while ensuring the grounds remain pristine season after season.
